To the north of the site is the B3213 from where access will be derived with open fields beyond. To the south of the site there is a low level bund adjacent to the Plymouth-Exeter railway line and the A38 dual carriageway. To the east there is a mix of residential dwellings and open fields. The site is broadly rectangular in shape and slopes gently north west to south east. It comprises mainly cleared scrubland overlain by temporary surfacing.
